1. Booking Policy
1.1 Reservation
· All reservations must be made through our official website, via email, or by phone.
· A deposit of 1 night’s accommodation is required to confirm the reservation. The remaining balance must be paid 30 days prior to arrival.
· For bookings made within 30 days of arrival, the full amount is required to confirm the reservation.
1.2 Standard Cancellation Policy (for bookings under 28 days)
· To receive a full refund, guests must cancel within 48 hours of booking, and the cancellation must occur at least 14 days before check-in.
· If guest cancels within 14 days of check-in, but not within 48 hours of booking, guest will be charged 50% for all nights.
· If guest cancels within 7 days of check-in but not within 48 hours of booking, guest will be charged 100% for all nights.
· We recommend purchasing travel insurance to cover any unforeseen circumstances.
1.3 Long-Term Cancellation Policy (for bookings of 28 days or longer)
· This policy applies to all bookings of 28 days or longer and overrides the standard cancellation policy for those stays.
· To receive a full refund, guests must cancel within 48 hours of booking, and the cancellation must occur at least 28 days before check-in.
· If guest cancels within 28 days of check-in but not within 48 hours of booking, guest will be charged 50% for all nights.
· If guest cancels within 7 days of check-in but not within 48 hours of booking, guest will be charged 100% for all nights.
1.4 Changes to Reservation
· Any changes to reservations must be requested in writing and are subject to availability and management approval.
· An administration fee may apply for significant changes.
2. Payment Policy
2.1 Accepted Payment Methods
· We accept payments via bank transfer and credit card through the Book and Link payment gateway.
3. Check-In/Check-Out Policy
3.1 Check-In
· Check-in time is from 3:00 PM.
· Early check-in may be accommodated upon request, subject to availability and may incur an additional fee.
3.2 Check-Out
· Check-out time is 11:00 AM.
· Late check-out (6PM) may be requested (subject to availability) for an additional fee equal to 50% of the nightly rate.
4. Occupancy Policy
4.1 Standard Occupancy
· The standard nightly rate includes occupancy for 8 guests. Any changes to the number of guests must be approved in advance by management.
4.2 Maximum Occupancy
· The maximum occupancy of the villa is 14 guests. Any additional guests (above standard occupancy terms) will incur an additional nightly rate of IDR 800,000 / $50 USD per person, payable at check-in.
4.3 General Conduct
· Guests are expected to respect the property and its contents. Any damage or loss will be charged to the guest.
· Noise should be kept to a minimum to avoid disturbing neighbours.
5. House Rules
5.1 Smoking
· Smoking is not permitted inside the villa. Smoking is allowed only in designated outdoor areas.
5.2 Pets
· Pets are not allowed unless explicitly approved by management.
5.3 Events
· Hosting events, parties, or any large gatherings is not permitted without prior approval from management. Violations may result in immediate termination of the rental agreement without reimbursement and additional charges may apply.
5.4 Prohibited Activities
· The premises may not be used for the production of pornographic content or any other form of adult entertainment. Violations of this rule will result in immediate termination of the rental agreement without reimbursement and may incur additional charges for any damages or violations of local laws.
6. Food and Beverage Policy
· All food and beverages must be ordered at least 48 hours in advance.
· Guests can choose from a menu provided at the time of booking or upon request.
· Special dietary requirements should be communicated at the time of order.
· Guests may bring and prepare their own food, provided they obtain prior approval from management at least 48 hours in advance.
· All food and beverage charges incurred during the stay must be settled in full before check-out. Guests can pay for these charges via bank transfer or credit card.
7. Damage to Property
· Guests are responsible for any damage to the property, including furniture, appliances, and fixtures.
· Any damage or loss will be assessed and billed to the guest at check-out.
· A security deposit may be required upon arrival and will be refunded within 48 hours of check-out, provided no damage or loss has occurred.
8. Privacy Policy
8.1 Information Collection
· We collect personal information such as name, contact details, and payment information for the purpose of processing bookings and providing services.
8.2 Use of Information
· Your personal information will be used only for the purpose for which it was collected and will not be shared with third parties without your consent, except as necessary to process your booking and payments through our service provider, Book and Link.
8.3 Data Security
· We take appropriate measures to ensure the security of your personal information and protect it from unauthorized access.

· The villa owner and management are not liable for any accidents, injuries, or illness that occur while on the premises or using its facilities.
· The villa owner and management are not responsible for the loss of personal belongings or valuables of the guests.
9.2 Force Majeure
· The villa owner and management are not liable for any events beyond their control, such as natural disasters, that may affect the guest’s stay.
10. Amendments
• We reserve the right to amend these policies at any time. Guests will be notified of any changes in advance.
